Use and Occupancy (U&O) Inspection Repairs

If you’re selling a home in Pennsylvania, you’re probably required to have a Use & Occupancy Inspection before beforehand. Here’s what you need to know about use and occupancy (U&O) inspections in Pennsylvania.

What is a Use & Occupancy Inspection?

U&O Inspections, conducted by the township of residency, are a method of insuring the safety of the next homeowner. Because the requirements for each U&O inspection vary by township so it’s important to check with your local government for those specifics. If you need help finding the requirements for your township please contact us. We can help!

What is Typically Listed on a U&O Inspection?

While the list of inspected items differs by locations, there are certain items we frequently see inspected in most townships. Inspectors usually look for issues in connection to safety and general function of the home.

Exterior: Foundation, sidewalks and curbs, siding and windows, house numbers, high grass and weeds, sheds, GFCIs, driveways, outdoor lights, roof condition, gutters, and downspouts.

Interior: smoke and carbon monoxide detectors, handrails, ceilings, heating, water supply, fire extinguishers, stairwells, exits, walls, flooring, and GFCIs.
